Joe is the Founder and Managing Member of Santoro Law Group. With an emphasis on commercial real estate leasing, Joe has over 20 years of experience in all aspects of commercial real estate transactions, including, industrial, office, life sciences, retail and residential leasing, acquisitions, dispositions and development.

Prior to founding SLG, Joe was an equity partner at a national law firm headquartered in Philadelphia and then served as Vice President, Senior Counsel at Liberty Property Trust (a then publicly-traded real estate investment trust with over 100 million square feet of space, and over 1,000 tenants). At LPT, Joe lived and breathed commercial real estate leasing. He oversaw all leasing transactions throughout the country and created lease protocols to increase (and prevent the decrease of) marketability, financeability and value of assets while protecting the company from increased exposure to liability.

Today, Joe represents a wide range of sophisticated clients, including REITs, property owners and managers, developers, contractors, institutional landlords and national tenants. Throughout Joe’s career, he has consummated countless complex deals with numerous Fortune 25, 100 and 500 companies, publicly-traded companies and high and low credit business counterparts, for assets held long and short-term. Joe is a proud son of parents who immigrated from Italy to give him a better life. He lived in the City of Philadelphia for more than 30 years where he put himself through college and law school. He now lives in Ivyland, Pennsylvania with his wife and 2 boys. He enjoys coaching his boys’ basketball teams, agonizing over Philadelphia sports teams and thinking he makes the best NY style pizzas around. Joe also serves as a board member of St. Katherine Drexel Regional Catholic School in Holland, PA.
